Handyman

Shelving and wall-mounting, door alignment, lock replacement, hinge adjustment, white-goods installation, curtain rails, picture hanging — the no-specialist-needed work that still needs doing.

Painting

Interior touch-ups, full-villa repaint, tenant-changeover painting (a clean repaint between tenants is the cheapest deposit-protection there is). Dulux, Jotun, Asian Paints to spec.

White-goods repair

Oven, hob, washing machine, dishwasher, fridge, microwave — diagnosis and repair, or recommendation to replace with a transparent comparison.

Annual preventive visits

AMC includes 4 preventive visits per year — AC coil cleaning, plumbing pressure tests, electrical panel inspection, white-goods health check. We catch the failures that would have been claims.

Annual Maintenance Contract — from AED 999/year for a studio, AED 1,199/year for 1BR, AED 1,499/year for 2BR, AED 1,999/year for a 3+BR villa. Includes 4 preventive visits, priority dispatch (<24h), 20% off call-outs, and tenant-direct calling.

Pay-per-call — call-out fee from AED 150, waived if work proceeds. Labour from AED 150/hour. Parts at-cost, no markup.

Always extra: owner-side decisions on white-goods replacement, major structural work, and anything the building's owner-association is contractually responsible for. We tell you which side of that line a job sits before we start.

AMC gives you a predictable annual budget, 4 scheduled preventive visits, priority dispatch (under 24 hours for non-emergencies, faster for AC and leaks), a 20% discount on parts and labour for any out-of-AMC work, and a tenant-direct calling line. Pay-per-call is reactive only — no preventive coverage, no priority, no discount. Most landlords with 2+ properties go AMC.

AC not cooling: same-day in Dubai (typically 2–4 hours during operating hours), within 24 hours elsewhere. Water leak: same-day everywhere. Total power outage: same-day everywhere. Non-emergency: 24–48 hours under AMC, 48–72 hours pay-per-call.

Yes — our electrical work is performed under Prokeep's contractor classification with DEWA permits pulled for any work above the threshold that requires one. Permit handling is included in the work quote.

AMC covers white-goods labour (diagnosis and repair). Parts are at-cost. If a white-good is beyond economic repair, we quote a replacement comparison — you decide. Most ovens and washing machines are economically repairable up to year 7–8.

Under standard UAE tenancy law, the landlord covers structural and major-system parts (compressor, geyser element, water tank); the tenant covers consumables and wear-and-tear (light bulbs, filters, door handles). Our AMC contract has a per-incident threshold (typically AED 500) below which we proceed without quoting you; anything above triggers a quote for your sign-off.

Yes — under AMC, the tenant gets the same WhatsApp number you do. We log every call and email you a weekly summary. Outside AMC, we only accept calls from the registered landlord or their authorised property manager.

No — we focus on long-term annual rentals only. Short-term and holiday-let units have different turnover cadences and different damage patterns; we don't currently offer AMC for that market.

Anything the building's owner-association is contractually responsible for (lifts, common-area lighting, central-system chillers), structural work (load-bearing wall changes), accidental damage outside of normal wear, and any item explicitly excluded in your AMC schedule. We flag this on the quote so there are no surprises.
